<div>根據中信房屋最新整理統計的成交資料發現，在大台北夯到不行的捷運房產，居然在熱情的高雄還無法發揮魅力，令人大感意外，多數高雄人還是說摩托車卡方便，對<span>2008年3月及9月通車的高雄捷運紅線、橘線還在逐漸接受不同的交通連結模式。</span></div>

<div>中信房屋表示，自高捷通車後，捷運站的光環還不及「地段佳」、「周邊生活機能完善」利多帶動，以<span>R8三多商圈站、R10美麗島站(O5美麗島站)、R13凹子底站、R14巨蛋站、R15生態園區站、R16左營站、R21都會公園站、O1西子灣站以及O7文化中心站等站週邊，中古電梯住宅房價受惠於地段及生活機能已有10%~30%的漲幅，其餘站區周邊房價皆呈現持平的現象，顯示以摩托車為主要運輸工具的高雄人來說，對捷運的依賴程度有限，也因此難為房價票房保證。</span></div>

<div>中信房屋指出，高捷紅線延線的房地產中，以<span>R13、R14最穩健成長，近三年來中古住宅行情平均漲幅20%~30%，R13凹子底站為副都市中心，規劃良好，R14巨蛋站為巨蛋商圈，是北高雄最具潛力區域，R13及R14大樓品質、管理、地段、屋齡及房價非常零亂，越老舊價格越差，但新蓋好的景觀豪宅大樓成交價高達每坪20-30萬元整，媲美愛河沿岸及美術館第一排景觀豪宅大樓每坪更站上30萬大關，還是脫離了捷運的誘因。</span></div>

<div><span>R15生態園區站到R16左營站雖然是較晚開發的重劃區，但目前R15週邊生活機能趨於完善，而房價略便宜R13凹子底站2~5萬，促使該區最近的交易量相當熱絡，亦在四月份榮登消費者搜屋次數第三高票之高捷站區。R14左營站也因為三鐵共構與新光三越二館新開幕所致，帶動周邊房市漲幅10%~20%，目前中古電梯住宅房價為6~12萬。R8三多商圈站以及為紅線、橘線交會站的R10美麗島站(O5美麗島站)，因鄰近6合夜市與三多商圈鬧區，近三年週邊房價漲幅約兩成，中古電梯住宅房價各為9~15萬/坪與10~11萬/坪。</span></div>

<div>中信房屋說明：<span>O1西子灣站為高雄人最佳的休憩景點，每到周末西子灣、中山大學與旗津聚集的人潮商機，造成站區周邊的店面相當搶手，週邊住宅房價近三年亦有10%~15%的漲幅，另外，媲美南部的中正紀念堂的O7文化中心站周邊，因為師範大學、師大附中學區，人文氣息濃厚，此區多為公教人員換屋首選地，目前電梯住宅每坪為10~15萬，通車後近三年房價成長10%~15%。</span></div>

<div>過了<span>R16左營高鐵站後， R17世運站是海軍區域的左營、右昌交界帶，再往北R17油廠國小站是進入右昌社區的門戶，R19楠梓加工區、R20後勁站、R21都會公園站一直到R23橋頭火車站，是高雄市最北端的楠梓行政區，中信房屋表示：該區由於缺乏重大建設，房價因此未因捷運通車而有所提升，屬封閉型區域，外來客少，以當地居民及海軍眷屬為主要客層；高雄大學及高雄海事專科的學生則以租屋為主，房價並無明顯變化。</span></div>

<div>中信房屋針對此一特殊現象提醒，高捷的房價效應尚需時間累積，因此對於自住型或長期性投資的客戶不但影響較小，還有機會逢低買進，但對於短、中期的理財性需求者，投入高雄房市仍應以不動產座落地段、以及其周邊生活機能、商圈成熟度為主要考量條件，如此才能確保投資獲利的空間。</div>
